01 — What we deliver

Hospitality construction, guest-aware.

Hotel renovation happens around paying guests. Every decision — work hours, deliveries, floor sequencing, amenity downtime — impacts ADR and guest satisfaction scores.

We deliver hospitality construction across hotel renovation and PIP (Property Improvement Plan) work, ground-up hotel construction, resort projects, restaurant construction and renovation, and specialty hospitality buildouts.

Brand standards govern hotel work — Marriott, Hilton, IHG, Hyatt, Choice, and independent brand PIP requirements all have specific spec packages, approved product lists, and compliance documentation. We've delivered work under multiple brand standards and know where the spec packages interpret ambiguously.

Guest-occupancy renovation is a discipline. Floor sequencing coordinated with revenue management, work hours that don't wake sleeping guests, sound control during the portion of the day when occupancy is high, and amenity downtime (pool, fitness, breakfast) managed as carefully as structural scope.

02 — Why us

Built for this scope.

Six things hospitality clients consistently raise during preconstruction — and how we address each one.

01

Brand Standard Expertise

Marriott, Hilton, IHG, Hyatt, and Choice PIP work within our scope. We know the spec packages, the approved product lists, and the compliance documentation.

02

Guest-Occupancy Discipline

Floor sequencing, noise control windows, delivery routing through back-of-house, and amenity downtime coordination protect ADR during renovation.

03

Revenue Protection

Schedule built around revenue management — peak season, group bookings, and rate periods factor into phasing. Not every hotel wants the same sequencing.

04

Self-Perform Trades

Roofing, electrical, and demolition self-perform reduces subcontractor coordination on guest-occupancy projects where every trade transition is a guest impact.

05

Restaurant Capability

Full-service restaurant construction — back-of-house buildout, kitchen hood coordination, front-of-house finish — within our hospitality practice.

06

FF&E Coordination

Hospitality renovation FF&E deliveries and installation sequenced with construction. Not delegated to the owner's FF&E PM without coordination.

What brands have you delivered PIP work for?
We've delivered hospitality renovation under Marriott, Hilton, IHG, Hyatt, Choice, and independent brand standards. Each brand's PIP spec package has specific requirements — we know where they interpret and where they don't.
Do you work on occupied hotels?
Yes. Most of our hospitality renovation is occupied. Floor sequencing coordinated with revenue management, work hours that respect guest sleep schedules, noise control, and amenity downtime management are all standard scope.
Can you handle ground-up hotel construction?
Yes. New-build hotel construction across select-service, upscale, and limited-service categories. Brand-standard delivery from ground-up through pre-opening punch list.
What restaurant work do you handle?
Full-service restaurant construction, quick-serve buildouts, hotel restaurant renovations, and independent restaurant projects. Kitchen hood, grease interceptor, and health department coordination are standard.
How do you handle FF&E on hospitality projects?
FF&E deliveries and installation coordinated with construction schedule — we don't hand the owner's FF&E PM a punch-list and disappear. Sequencing, storage, and installation are project management scope.
What's your typical hospitality renovation timeline?
Varies by scope. Small PIP work runs 8-16 weeks. Full-property renovations run 4-8 months depending on size and phasing. Ground-up construction runs 12-24 months for most hotel product types.
Hospitality project?

Let's phase around the guests.

Hospitality renovation runs on ADR protection. Tell us the brand standard, occupancy window, and target completion — we'll build the schedule backward from revenue, not from kickoff.
