Can you demolish around active tenants?
Yes. Selective demolition in occupied buildings is the core of our work. We build dust enclosures, run negative-air machines, schedule the loud work for off-hours, control access paths, and coordinate every phase with the property manager and the affected tenants. Zero tenant complaints is the standard we hold the crews to.
Do you handle structural openings in load-bearing walls?
Yes. New openings in load-bearing walls, slabs, and decks are coordinated with a structural engineer of record — owner-supplied or engaged through our team. Engineered shoring is designed, installed, and inspected before any cuts are made. We work to the engineer's sequence and document each step for the construction record.
Can you run after-hours and weekend crews?
Yes. Night, weekend, and phased schedules are routine for our selective demo work. Lease commencement dates, retail blackout periods, and operating-hospital constraints all push work to off-hours. We size crews to the window, run multiple shifts when needed, and reset the site every morning so the building reopens clean.
How do you control dust and noise in occupied spaces?
Layered controls — full-perimeter dust enclosures with zipper doors, negative-air machines with HEPA filtration, sealed waste paths, water suppression on cutting tools, and acoustic blankets where noise transmits to neighboring tenants. Plans are written before mobilization and reviewed with the property manager.
Are you experienced with healthcare ICRA work?
Yes. We perform ICRA Class III and Class IV demolition in operating medical facilities — anterooms, HEPA filtration, infection-control coordination with the hospital, and continuous monitoring of differential pressure across the work area. Documentation is provided to the facility infection-prevention team for their records.
How quickly can you mobilize for a tight TI schedule?
Small selective scopes can mobilize within days. A typical TI strip-out gets a walk-through within 48 hours, a proposal inside a week, and crews on site as soon as permits and protective enclosures are in place. For tenants chasing a lease commencement date, we plan around the date — not the other way.
