Our Houston storage record is concrete rather than general: Community Self Storage on S Rice Avenue at 60,000+ sq ft inside the Loop, Go Store It – Neighbourhood Storage on Tanner Road at 30,000+ sq ft, Community Self Storage in Katy on Morton Ranch Road at 50,000+ sq ft, and Public Storage on Fry Road in Cypress, also 50,000+ sq ft.

That range matters more than the count. An infill facility on a constrained site inside the Loop and a suburban pad in Cypress are different builds — different site work, different drainage obligations, different neighbours — and pricing one from experience with the other is how storage budgets go wrong.

What is actually different about building storage in Houston

There is no zoning. Houston is the largest US city without a zoning ordinance, which storage developers often read as permissive. In practice the constraints move rather than disappear: deed restrictions, plat requirements, and the City of Houston development ordinance still govern setbacks, landscaping, and access. The site that looks unencumbered on a zoning map may be the one with the restrictive covenant.

Drainage is the schedule risk. Detention requirements after Harvey are the item most likely to move a Houston storage pro forma. Impervious cover on a storage site is high by definition — buildings plus drive aisles — and the detention volume that follows is real construction cost. It belongs in preconstruction, not in a change order after the civil drawings come back.

Climate control is close to table stakes. Gulf humidity has made climate-controlled units the expectation rather than the premium tier in most of this market. That changes the envelope, the mechanical scope, and the power requirement — which is where self-perform electrical stops being a talking point.

We self-perform electrical and demolition with crews on our own payroll, under Texas Electrical Contractor License #174912. On a storage build the electrical scope — gate controls, access systems, unit lighting, climate-control power — sits directly on the critical path to a certificate of occupancy, which is exactly where a subcontracted schedule tends to slip.

How much does it cost to build a self-storage facility in Houston?

Cost per square foot moves with climate control, number of stories, and site conditions more than with the building itself — and in Houston, detention and drainage are frequently the line that separates two otherwise similar sites. Do you build inside the Loop as well as the suburbs?

Yes. Community Self Storage on S Rice Avenue is an inside-the-Loop infill build; Katy and Cypress are suburban pads. Infill sites carry tighter laydown, more neighbour management, and more constrained access, and they get priced that way.

Does Houston having no zoning make permitting faster?

It removes one review, not the process. Platting, the development ordinance, drainage review, and any applicable deed restrictions still apply, and drainage is usually the long pole. Treat the absence of zoning as a site-selection advantage, not a schedule assumption.

Do you self-perform any of the trades?

Electrical and demolition, with our own crews under TDLR license #174912. Everything else — concrete, steel, roofing, mechanical — runs through trade partners we have used repeatedly on storage work.
