Two projects is a smaller record than we have in Houston, and we would rather say so than imply otherwise. What carries across is the asset class: fourteen storage facilities delivered across Texas and four other states, which is where the relevant experience actually lives for this build type.

Crews deploy from Houston. For a contractor that supervises its own trades, San Antonio is a routine deployment rather than a stretch.

What is actually different about building storage in San Antonio

The Edwards Aquifer Recharge Zone. Much of the growth corridor north of the city — including Loop 1604, where A-AAA Key sits — lies over the recharge zone, which brings TCEQ water quality protection requirements into site development. That means a water pollution abatement plan, permanent BMPs, and a review path that does not exist on a site a few miles south. It is the first thing to check on a north-side site and the one most often missed in an early pro forma.

Karst geology. Recharge zone terrain comes with voids and rock. Geotechnical findings on the north side move foundation cost more than they do on most Texas sites, and finding out during excavation is the expensive version.

Growth is directional. Storage demand here tracks rooftops along the northern and northwestern corridors, which is also where the aquifer constraints are heaviest. The site that is best on demand is frequently the one that is hardest to develop — a trade-off that belongs in preconstruction.

We self-perform electrical and demolition with crews on our own payroll, under Texas Electrical Contractor License #174912. On a storage build the electrical scope — gate controls, access systems, unit lighting, climate-control power — sits directly on the critical path to a certificate of occupancy, which is exactly where a subcontracted schedule tends to slip.

If the site is over the recharge zone, yes — expect TCEQ water quality requirements, a water pollution abatement plan, and permanent best management practices as part of site development. It is a real line item and a real review path, and it should be confirmed before the site is under contract.

You have only built two facilities in San Antonio. Why should we hire you?
